Notice:
The Project Steel development will be presented at an upcoming public hearing during the Tuesday, June 24th City Council meeting at 7:00PM to review the proposed Annexation Agreement.
Originally, the project was scheduled to appear before the Economic Development Committee (EDC) on June 3rd, but that meeting was canceled due to a lack of quorum. It was subsequently rescheduled for the July 1st EDC meeting, with a public hearing before the Planning and Zoning Commission (PZC) set for Wednesday, July 9th to consider requests for rezoning, special use / Planned Unit Development (PUD), and a preliminary PUD plan.
However, the developer has since requested to revise the schedule. Project Steel will now appear for informal plan feedback at the Tuesday, August 5, 2025 EDC meeting at 6:00PM, and a formal public hearing will be held at the Wednesday, August 13, 2025 PZC meeting at 7:00PM for review of the rezoning, special use / PUD, and preliminary PUD plan requests.
Because no public hearing notices were published and no mailings were sent to nearby property owners for the previously scheduled July 9th PZC meeting, the August 13th meeting will serve as the official public hearing.
The developer will be present at the June 24th City Council, August 5th EDC, and August 13th PZC meetings to provide an overview of the project and respond to questions from both the public and City officials
Proposed Project
Prologis, L.P., as the petitioner and contract purchaser, along with property owners Rosenwinkel Family Trust, George Ostreko Jr. Et Al, Mary Auer, and Jerry G. Marilee Foltz, have submitted applications to the United City of Yorkville, Kendall County, Illinois, requesting annexation, annexation agreement, rezoning, special use authorization for a Planned Unit Development (PUD), and preliminary PUD Plan approval for approximately 540 acres across sixteen (16) parcels. The proposal aims to rezone the parcels from R-1 Single-Family Suburban Residence District to M-2 General Manufacturing District to facilitate the development of a high-tech data center campus, which will include eighteen (18) data center buildings totaling over 9 million square feet, three (3) electrical substations, and associated stormwater detention basins. Requested deviations from the Yorkville Unified Development Ordinance (UDO) include modifications to interior yard setbacks, energy use standards, minimum parking requirements, cross access, pedestrian circulation, bicycle parking, off-street loading spaces, landscaping, mechanical unit screening, fencing, industrial appearance standards, frontage on public streets, and public street and circulation requirements. The subject property is generally located east of Eldamain Road between Corneils Road on the south and Galena Road on the north.
