In an effort to keep all interested parties informed, The United City of Yorkville Community Development Department will be continually posting information on current major development projects with public hearing requests. Projects will be posted when proposed and progress may be updated throughout construction.  Tentative public hearing dates will be posted as soon as possible.

PZC 2025-07 Project Steel Data Center Campus (Annex Agreement, Rezone, Preliminary PUD & PUD)

Prologis, L.P., as the petitioner and contract purchaser, along with property owners Rosenwinkel Family Trust, George Ostreko Jr. Et Al, Mary Auer, and Jerry G. and Marilee Foltz, have submitted applications to the United City of Yorkville, Kendall County, Illinois, requesting annexation, annexation agreement, rezoning, special use authorization for a Planned Unit Development (PUD), and preliminary PUD Plan approval for approximately 540 acres across sixteen (16) parcels. The proposal aims to rezone the parcels from R-1 Single-Family Suburban Residence District to M-2 General Manufacturing District to facilitate the development of a high-tech data center campus, which will include twenty-four (24) data center buildings totaling over 9 million square feet, three (3) electrical substations, and associated stormwater detention basins. Requested deviations from the Yorkville Unified Development Ordinance (UDO) include modifications to interior yard setbacks, energy use standards, minimum parking requirements, cross access, pedestrian circulation, bicycle parking, off-street loading spaces, landscaping, mechanical unit screening, fencing, industrial appearance standards, frontage on public streets, and public street and circulation requirements. The subject property is generally located east of Eldamain Road between Corneils Road on the south and Galena Road on the north.


NOTE: The project has been revised to 18 data center buildings.

PZC 2025-08 Project Cardinal Data Center Campus (Annex Agreement, Rezone, Preliminary PUD & PUD)

Pioneer Development, LLC, as the petitioner and contract purchaser, along with property owners Galena & 47th, LLC, MPLIV10, LLC, Sanjay and Sameer Gupta, Dale L. Konicek, LLC, and The Konicek Family Limited Partnership, have submitted applications to the United City of Yorkville, Kendall County, Illinois, requesting annexation, annexation agreement, rezoning, special use authorization for a Planned Unit Development (PUD), and preliminary PUD Plan approval for approximately 1,037 acres across 20 parcels. The proposal aims to rezone the parcels from R-1 Single-Family Suburban Residence District, R-2 Single-Family Traditional Residence District, R-3 Multi-Family Attached Residence District, and B-3 General Business District to M-2 General Manufacturing District to facilitate the development of a state-of-the-art data center campus. The project envisions fourteen (14) data center buildings totaling over 17 million square feet, two (2) electrical substations, a utility switchyard, and associated stormwater detention basins. Requested deviations from the Yorkville Unified Development Ordinance (UDO) include modifications to yard setbacks, energy use standards, minimum parking requirements, cross access, pedestrian circulation, bicycle parking, off-street loading spaces, landscaping, mechanical unit screening, fencing, industrial appearance standards, frontage on public streets, and public street and circulation requirements. The subject property is generally located northwest of Route 47 and Galena Road, south of Baseline Road, and east of Ashe Road.

PZC 2025-13 Meyer (Rezoning)

Matt Gilbert, petitioner, on behalf of Yorkville Nexus V LLC, property owner, has filed an application with the United City of Yorkville, Kendall County, Illinois, requesting rezoning classification. The request seeks to rezone three (3) parcels totaling approximately 130-acres into two (2) separate zoning districts. The two (2) western parcels (PINS: 02-18-200-004, 02-17-100-004) totaling approximately 91-acres are proposed to be rezoned from the R-4 General Multi-Family Residence District to the M-2 General Manufacturing District for a future data center or other specified land uses. While the one (1) eastern parcel (PIN: 02-17-100-010) totaling approximately 37-acres, is proposed to be rezoned from the R-4 General Multi-Family Residence District to the A-1 Agricultural District and remain an agricultural land use.

The three (3) subject parcels are generally located south of Corneils Road and East of Beecher Road.

PZC 2025-15 C1 Yorkville - Phase 2: Data Center Campus (Annex Agreement, Rezone, Preliminary PUD & PUD)

C1 Yorkville, LLC, as the petitioner and contract purchaser, along with property owner JYJ LLC (Managers of JYJ LLC: Mark J. Johnston, Phyllis A. Yabsley, and R. Bruce Johnston), have submitted applications to the United City of Yorkville, Kendall County, Illinois, requesting annexation, rezoning, special use authorization for a Planned Unit Development (PUD), and preliminary PUD Plan approval for approximately 128 acres on two (2) parcels. The proposal aims to rezone the parcels from R-1 Single-Family Suburban Residence District to M-2 General Manufacturing District to facilitate the development of a high-tech data center campus, which will include three (3) data center buildings totaling approximately 740,000 square feet, one (1) electrical substation, and associated stormwater detention basins. Requested deviations from the Yorkville Unified Development Ordinance (UDO) pertain to modifications to yard setbacks, cross access, bicycle parking, fencing, industrial appearance standards, frontage on public streets, and public street and circulation requirements. The subject property is generally located one half (1/2) of a mile north of Faxon Road, one third (1/3) of a mile south of Corneils Road, and directly east of Beecher Road.

PZC 2025-14 YSD 115 (Annexation & Rezone)

Heather DiVerde, petitioner, on behalf of the Yorkville School District 115, has filed an application with the United City of Yorkville, Kendall County, Illinois, requesting annexation and rezoning classification. The real property consists of three (3) parcels totaling approximately 155-acres and is generally located north of River Road, west of Game Farm Road, and east of Eldamain Road. The proposal aims to rezone the parcels from the R-1 Single-Family Suburban Residence District to PI Public Institutional District to accommodate public school facilities.

PZC 2025-16 202 Wolf Steet (Variance)

Vera Pleva, petitioner, on behalf of GLP Real Estate, LLC, owner, has submitted an application to the United City of Yorkville, Kendall County, Illinois, requesting a variance to Section 10-3-9 of the Unified Development Ordinance to reduce the required minimum front yard setback from twenty-five (25) feet to five (5) feet for the property at 202 Wolf Street. The variance is sought to permit construction of a walk-in cooler addition for the existing laboratory supply manufacturing business. The subject property is zoned M-1 Limited Manufacturing District and is located on the south side of Wolf Street, approximately 900 feet east of Illinois Route 47, within the Fox Industrial Park subdivision.
