In an effort to keep all interested parties informed, The United City of Yorkville Community Development Department will be continually posting information on current major development projects and public hearing requests. Projects will be posted when proposed and progress will be updated throughout construction. Tentative public hearing dates will be posted as soon as possible.

PZC 2022-23 Northpointe Development Rezone and Variance
Jacob Victor has filed an application requesting rezoning classification of an approximately 3.43-acre parcel located at the southeast corner of Veteran’s Parkway (U.S. Route 34) and Sycamore Road in Yorkville. The petitioner is seeking to rezone the property from the B-3 General Business District to the R-4 General Multi-Family Residence District. Additionally, the petitioner is requesting variance approval to increase the maximum allowable density in the R-4 General Multi-Family Residence District from eight (8) dwelling units per acre to thirteen (13) dwelling units per acre. The purpose of the rezoning and variance requests are to establish and operate a three (3) story, forty-five (45) dwelling-unit senior apartment complex.
The public hearing is not yet scheduled for this request as the petitioner is waiting until the summer of 2023 to continue the process. This date will be posted on this webpage once it is determined.
PZC 2022-24 New Leaf Solar Energy (Annexation, Rezoning & Special Use)
New Leaf Energy, Inc. dba Beecher Solar 1, LLC, petitioner, on behalf of Robert M. and Ildefonsa Loftus, owners, has filed an application with the United City of Yorkville, Kendall County, Illinois, requesting annexation of three (3) parcels consisting of 27.63 acres into the City’s municipal boundary. The property is generally located north and south of the Burlington Northern Santa Fe railroad line, east of Beecher Road. The land is currently undeveloped and used for farming. The purpose of this annexation agreement is to allow the construction of a solar farm on a portion of the property and permit the existing agricultural use on the remainder within City limits. The request will also require approval of a rezoning from R-1 Single-Family Suburban Residential District to A-1 Agricultural District and special use authorization to construct and operate a community solar farm, all of which is contingent on approval of annexation by the City Council.
PZC 2022-25 105 E Spring Street Rezone
Giovanna Schmieder, petitioner, has filed an application with the United City of Yorkville, Kendall County, Illinois, requesting rezoning classification of an approximately 0.40-acre parcel located at 105 E Spring Street in Yorkville, Illinois. The real property is located at the northeast corner of the Route 47 (Bridge Street) and Spring Street intersection. The petitioner is seeking to rezone the parcel from the R-2 Single-Family Traditional Residence District to the B-2 Retail Commerce Business District. The purpose of the rezoning is to establish and operate a professional services business within the existing residential structure.
The rezoning public hearing is tentatively scheduled for Wednesday, February 8, 2023 at 7:00 PM at the United City of Yorkville, City Hall, located at 800 Game Farm Road, Yorkville, Illinois 60560. Remote attendance will also be available via Zoom. All interested parties are invited to attend the public hearing and will be given opportunity to be heard. Any written comments should be addressed to the United City of Yorkville Community Development Department, City Hall, 800 Game Farm Road, Yorkville Illinois, and will be accepted up to the date of the public hearing.
PZC 2023-02 & PZC 2023-03 Bristol Ridge Solar Farm 105 & 106 (Annexation Agreement Amended, Rezoning, Special Use & Variance)

Turning Point Energy, LLC d/b/a TPE IL KE105, LLC, petitioner, on behalf of Daniel B. Light, owner, has filed applications with the United City of Yorkville, Kendall County, Illinois, requesting rezoning classification, special use authorization, and variance approval for a 54-acre parcel. The real property is generally located east of Cannonball Trail and south of Galena Road. The petitioner is requesting the following: (1) to rezone the parcel from the R-2 and R-3 PUD to A-1 Agricultural District zoning; (2) special use permit approval is pursuant to Section 10-6-0 of the Yorkville City Code for a solar farm; and (3) a variance to Section 10-19-7-D of the Yorkville City Code to decrease the minimum distance between the ground and the solar panels from ten (10) feet to a minimum height of two (2) feet. The approval will also require an amendment to the existing Bristol Ridge Annexation and Planned Unit Development (PUD) Agreement to allow for the withdrawal of the 54-acre parcel from the agreement.
