In an effort to keep all interested parties informed, The United City of Yorkville Community Development Department will be continually posting information on current major development projects and public hearing requests. Projects will be posted when proposed and progress will be updated throughout construction.  Tentative public hearing dates will be posted as soon as possible.

BrightFarms

Illinois Greenhouse LLC is a wholly owned subsidiary of BrightFarms set out in 2011 with a mission to make a segment of the produce industry healthier, more local and more sustainable.   Its model of growing fresh local lettuce and herbs hipped to retailers within 24 hours for longer shelf life and much smaller carbon footprint proved successful, allowing it to raise additional capital and launch its next phase of growth.  BrightFarms has submitted a proposal to the City to develop approximately one-hundred twenty (120) acres at the northeast corner of Eldamain and Corneils Roads (the “Development Site”) to construct a 860,000 square foot greenhouse as Phase I, followed by a second 860,000 square foot greenhouse as Phase II, for an indoor lettuce and herb growing operation; however, the Development Site is not served by water or sewer service.

PZC 2022-02  |  Bricolage - 8721 Route 126 Rezoning

Dawn Leprich-Graves, on behalf of BW Property Holdings, LLC/Bricolage Wellness, PLLC, has filed an application requesting rezoning classification of a property located at 8721 Route 126 in Yorkville, Illinois.  The real property, situated south of Illinois State Route 71 at the northwest intersection of Wing Road and Illinois State Route 126, is part of the previously approved Windmill Farms Annexation Agreement. The Windmill Farms Annexation Agreement zoned the parcels as a Planned Unit Development (PUD) which allowed for certain land uses consistent with those found in the R-4 General Multi-Family Residence District and B-3 General Business Zoning districts. The petitioner is seeking to rezone the 1.17-acre parcel from the Planned Unit Development (PUD) zoning designation to the B-3 General Business District. The purpose of the rezoning is to establish and operate a professional services business within the existing residential structure.

The public hearing is tentatively scheduled for Wednesday, April 13, 2022 at 7:00 PM at the United City of Yorkville, City Hall, located at 800 Game Farm Road, Yorkville, Illinois 60560.  Remote attendance will also be available via Zoom. All interested parties are invited to attend the public hearing and will be given opportunity to be heard.  Any written comments should be addressed to the United City of Yorkville Community Development Department, City Hall, 800 Game Farm Road, Yorkville Illinois, and will be accepted up to the date of the public hearing.

PZC 2022-06  |  Bristol Bay - Unit 3 Final Plat Amendment

David Schultz, on behalf of Troy Mertz, is seeking Final Plat Amendment approval to introduce a new townhome product for the remaining thirteen (13) lots within Unit 3 of Bristol Bay. The change in product type will result in sixty-one (61) townhome units, varying between 4, 5 and 6 units per building in Bristol Bay Unit 3. This will result in the interior building lot lines for Lots 12, 15, 18 and 13 requiring adjustment, and the minor encroachment within the rear and side property lines on the same lots. 

The City of Yorkville does not require a public hearing for this request but it is tentatively scheduled for review by the Planning and Zoning Commission on Wednesday, April 13, 2022 and by City Council on Tuesday, April 26, 2022.

PZC 2022-07  |  Bristol Bay - Unit 13 Final Plat Approval

David Schultz, on behalf of Troy Mertz, is seeking Final Plat of Subdivision approval for Bristol Bay Unit 13. The petitioner is seeking Final Plat approval to subdivide the approximately 25-acre parcel into 69 lots consisting of 68 single-family units and a 3.25-acre park site. 

The City of Yorkville does not require a public hearing for this request but it is tentatively scheduled for review by the Planning and Zoning Commission on Wednesday, April 13, 2022 and by City Council on Tuesday, April 26, 2022.

PZC 2022-08  |  Graham C Store Special Use, Rezoning, Sign Variance, and Final Plat Approval 

Thomas Williamson, on behalf of Graham C Stores Company, is seeking special use permit authorization, rezoning approval, a variance to the sign regulations, and final plat approval. The real property is approximately 5.51 acres and is located at the northeast corner of State Route 47 (Bridge Street) and State Route 71 (Stagecoach Trail) intersection. The petitioner is seeking special use permit authorization for a gasoline service station with accessory convenience store. The petitioner is seeking rezoning approval from M-1 Limited Manufacturing District to B-3 General Business District. The petitioner is also requesting to vary the sign requirement regarding permanent freestanding business signs to allow a new sign to be larger than a maximum of 64 square feet and taller than the maximum 12 feet.
