PZC 2024-31 Hamman-Kelaka, LLC (Annexation and Rezone)

Proposed Project

David Hamman, on behalf of Kelaka, LLC, petitioner/owner, has filed applications with the United City of Yorkville, Kendall County, Illinois, requesting both rezoning and annexation approvals. The rezoning request pertains to three (3) parcels totaling approximately 112.44 acres, with two (2) parcels located immediately south of Faxon Road and west of Iroquois Lane, and one (1) parcel located immediately north of West Veterans Parkway (US 34) and east of Eldamain Road. The petitioner seeks to rezone these parcels from R-1 Single-Family Suburban Residential District and B-3 General Business District to M-2 General Manufacturing District. Additionally, the petitioner is requesting annexation of two (2) parcels totaling approximately 62.54 acres, located immediately south of Faxon Road and west of Iroquois Lane, into the City’s municipal boundary pursuant to an annexation agreement. All parcels, currently undeveloped and used for farming, are intended to accommodate a future data center development in accordance with the terms of the annexation agreement.

Public Hearings

The ANNEXATION public hearing is tentatively scheduled for Tuesday, February 11, 2025 at 7:00 PM at the United City of Yorkville, City Hall, located at 651 Prairie Point Drive, Yorkville, Illinois 60560.

The REZONING public hearing is tentatively scheduled for Wednesday, February 12, 2025 at 7:00 PM at the United City of Yorkville, City Hall, located at 651 Prairie Point Drive, Yorkville, Illinois 60560.  

NOTE: The schedule of meetings is tentative in nature.  If a previous meeting is cancelled or a quorum is not established, then all future meetings will be delayed until the next available meeting date.  It is important that each reviewing body gets a chance to review the proposal before advancing to the next meeting.

Remote attendance will also be available via Zoom. All interested parties are invited to attend the public hearing and will be given opportunity to be heard.  Any written comments should be addressed to the United City of Yorkville Community Development Department, City Hall, 651 Prairie Pointe Drive, Yorkville Illinois, and will be accepted up to the date of the public hearing.
