Development Update

Development Update

The fall/winter of 2021-2022 was buzzing with new commercial construction and residential subdivision development. From September 2021 through February 2022, the City processed approximately 518 building permits. This included 129 new home construction permits consisting of 86 single-family detached and 42 single-family attached (townhomes) units. The subdivisions with the most construction activity during this time continued to be Grande Reserve, Raintree Village, and Prestwick at Ashley Pointe, as was the case the past 2 years. Additionally, the new developer for Bristol Bay has submitted final plat plans for future townhome and single-family residential construction in the currently undeveloped portions of the subdivision.

There are several new commercial building projects on the horizon: Noodles & Company (fast casual restaurant) and Belle Tire (automotive retailer), both located in the Menards Commons; Station One Smokehouse (barbeque restaurant) within Kendall Crossing; and Chipotle (Mexican style restaurant) at 444 E. Veterans Parkway which will be a standalone new commercial building on the former Fifth Third bank site. The City also has development plans submitted and under consideration for a proposed new “Graham C Store” gas station and commercial building to be located at the northeast corner of Illinois Route 47 (Bridge Street) and Illinois Route 71 (Schoolhouse Road).

Finally, the City Council approved variances to the Stormwater Management, Zoning  and Landscape Ordinances to allow for the future expansion and construction of additional wastewater treatment structures for the Yorkville Bristol Sanitary District facility located at 304 River Road.
