LANCELEAF SOLAR (Annexation Agr. Amend., Rezoning, Special Use & Variance)

Proposed Project

Lanceleaf Solar Project, LLC, petitioner, on behalf of Sameer and Sanjay Gupta, owners, has filed applications with the United City of Yorkville, Kendall County, Illinois, requesting rezoning classification, special use authorization, and variance approval for an approximately 36.8-acre parcel.  The real property is generally located south of Baseline Road and west of Bridge Street (IL Route 47). The petitioner is requesting the following: (1) to rezone the parcel from the R-2, R-3, and B-3 PUD to A-1 Agricultural District zoning; (2) special use permit approval is pursuant to Section 10-6-0 of the Yorkville City Code for a solar farm; and (3) a variance to Section 10-19-7-D of the Yorkville City Code to decrease the minimum distance between the ground and the solar panels from ten (10) feet to a lower clearance height that is consistent with industry standards.

Public Hearings

The rezoning, special use and variance public hearings are tentatively scheduled for Wednesday, November 8, 2023 at 7:00 PM at the United City of Yorkville, City Hall, located at 651 Prairie Pointe Drive, Yorkville, Illinois 60560.  Remote attendance will also be available via Zoom. All interested parties are invited to attend the public hearing and will be given opportunity to be heard.  Any written comments should be addressed to the United City of Yorkville Community Development Department, City Hall, 651 Prairie Pointe Drive, Yorkville Illinois, and will be accepted up to the date of the public hearing.
