Department of Building Safety and Zoning The United City of Yorkville Building Safety and Zoning Department is ready to help when you have a project to complete. Building Permit Information If you are considering improvements to your home or property, you should know that virtually every enhancement requires a building permit. Please contact Building and Zoning if you have a question as to whether a permit is required. Building permits are required for most types of home improvements including new installation or replacement of the following:
Permits can be applied for at the City Hall offices located at 800 Game Farm Road, lower level, between 8:00 a.m. and 4:30 p.m. If you would like an application, you can stop by City Hall or download one. In most cases a copy of a recent plat of survey will be required. This survey should accurately show all existing buildings and improvements and the proposed location shown on the survey where you intend to build, including the dimensions and distances to all lot lines. The property's Permanent Property Identification Number (PIN Number) is required on all Applications for Permits pursuant to State Law, 65 ILCS 5/11-39-1 and 65 ILCS 5/11-39-2. Permit Review Permits generally take 7-14 days to complete a review. If changes are required, this process could take longer. Permit Length A permit will expire if the work is not started within six (6) months of the date of issuance. A permit will also expire if work is suspended or abandoned for a period of six (6) months or if it has been longer than six (6) months since the last inspection. The maximum length of a permit is two (2) years. Inspections It is the responsibility of the property owner to make sure that all necessary inspections are performed. Inspections must be requested at least one working day prior to the day the inspection is to take place. When calling to schedule an inspection, please have the following information available:
Zoning Enforcement
Through zoning, the city regulates building size, population density and the way land is used. Zoning is an instrumental tool for carrying out the city's planning policy. Zoning is applied to preserve, protect and strengthen the city's neighborhoods. It implements the city's land use policies to protect the harmony and stability of residential and business areas. Zoning makes certain the requirements for a property are abided by, such as building setbacks, allowable signage and locations of accessory structures and rules of the Zoning Code are being adhered to. 2009 International Property Maintenance Code The United City of Yorkville has adopted codes and ordinances that are intended to improve and protect the health, safety and welfare of the general public. These ordinances seek to promote a desirable neighborhood living environment and preserve property values.
