Certain proposed projects require public hearings to ensure all residents and interested parties are aware of petitions submitted to the City.  The following is general information regarding current public hearings with links to the public notices:

Coffman's Carpet

Request:  Annexation and Rezoning

Dates of Public Hearings:  November 8, 2017 at 7:00PM  (Rezoning)  |  November 14, 2017  (Annexation)

Summary:  Dave and Debbie Coffman, petitioners, have filed an application with the United City of Yorkville requesting annexation into the City and rezoning classification.  The real property is located south of U.S. Route 34, west of McHugh Road. The petitioner is requesting rezoning approval from R-1 Suburban Residential District to B-3 General Business District (contingent on approval of an annexation agreement by the City Council).

Request: Rezoning and Variance

Date of Public Hearing:  October 18, 2017 at 7:00PM

Summary: Mark Southern, petitioner, on behalf of Michael and Molly Schomer, property owners, has filed applications with the United City of Yorkville requesting rezoning classification and a variance to the City’s bulk regulations for rear yard setback. The property is located east of IL. Route 47 (N. Bridge Street), south of E. Main Street and immediately north of the Fox River. The petitioner is requesting rezoning approval from R-1 Suburban Residential District and R-2 Single Family Traditional Residence District to B-2 Retail Commerce Business District. The petitioner is also requesting to vary the requirement regarding the minimum required rear yard setbacks. The proposed rear yard would be reduced from twenty feet to zero feet.

Sidewalk & Public Cafe Text Amendment

Request:  Zoning Text Amendment

Date of Public Hearing: October 18, 2017 at 7:00PM

Summary:  Yorkville, Illinois, petitioner, is proposing a text amendment to Chapter 3: General Zoning Provisions of the United City of Yorkville Zoning Ordinance to create a new section regarding temporary sidewalk and parklet cafés. The amendment will provide a guide for businesses to offer outdoor seating and food/beverage service adjacent to their establishment within the public sidewalk and right-of-way that are safe and attractive to restaurant patrons and pedestrians.
